An entrance fee model is a model where residents deposit with the community an upfront fee to secure their space in the community. The payment of the upfront fee enables the community to offer monthly rental rates that are substantially lower than standard market rates in a comparable community that is not entrance feebased. When a resident leaves the community, they are entitled to a return of at least 85% of the entrance fee (and more in situations where the resident lived in the community for only a short term).

A Continuing Care Retirement Community is a model that allows us to make a spectrum of services available to residents. While the level of services available at a CCRC differs by community, at One Wingate Way East, all residents will have priority access to the assisted living and memory care services offered at Wingate Residences at Needham.

All deposits placed before payment of an entrance fee will earn interest. Earned interest is applied to the final payment of the entrance fee, or is otherwise refunded in the event of cancellation, subject to any cancellation fees.

Upon leaving One Wingate Way East, you will be entitled to a refund of at least 85% of the entrance fee (for residents residing at One Wingate East for less than 15 months, One Wingate Way East would retain only 1% of the entrance per month of residency, and the remainder would be refunded). If you elect to receive a refund of 85%, the refund will be provided to you once One Wingate Way East re-lets your unit. Alternatively, you may elect to receive an immediate refund, the amount of which would be determined by the length of your residency.
